It always amazes me that real estate investors are unaware that NOW is a great time to invest in Colorado real estate. When the market is hot and everyone is buying, opportunities are higher priced and less available. In the current market conditions, real estate is one of the few places you can still reap financial rewards, as long as you use thought and consideration going in.

Heck, I get stuff in my email everyday about this bank owned property or that short sale. But that’s not always where you want to invest because collection issues can wreak havoc on your portfolio–just ask the last owner. The thing to look for are performing properties with distressed owners. And those can be found in Colorado.

The reality is that Colorado has held up better than the rest of the country, both with its Real Estate and it’s overall economy. The Denver Metro area has seen it’s vacancy rate on multi-family properties fall to 5% and had 3 consecutive quarters of rental increases. Smart real estate investors seek out properties that are in high demand across the country. While Colorado has not experienced the highs and lows that some other areas have across the country, Colorado real estate has maintained pockets of communities that offer both growth and cash flow.
